Don’t Buy a House to Impress Other People

Don’t Buy a House to Impress Other People
By Gwen Fowler

Going into debt to impress others isn’t confidence; it’s insecurity with a mortgage. In real estate, I’ve seen buyers stretch far beyond what they can reasonably afford, not because the home suits their needs, but because it “looks good” to friends or family.

Here’s the truth: granite countertops and vaulted ceilings won’t make your payments for you. A big house doesn’t fix self-worth. And buying based on image, rather than functionality, can leave you house-poor, stressed, and stuck.

Your home should serve you, not your social media feed.

Buy the house that fits your life: your income, habits, and plans. If it also happens to i...

Discovering the Art of Blacksmithing in Westminster

Sun, Jun 15th 2025 8:25 am by Gwen Fowler

FIRE

Saturday’s Philip Simmons Guild meeting in Westminster, SC, brought together around 30 enthusiastic attendees for a hands-on dive into traditional blacksmithing. Hosted by Roger and Gail Marcengill at MH Forge, the event featured master blacksmith Owen Reidesel of Waynesville, NC, who demonstrated how to make calipers the old-fashioned way: Using fire, hammer, and a lifetime of skill.

Watching Owen shape steel with precision and grace was like stepping back in time. He took a simple piece of iron and, through a series of carefully timed strikes, transformed it into a fully functional and beautifully crafted measuring tool. Attendees had the chance to ask questions, browse the Marcengil...

Professional Photography Sells Homes

Sat, Jun 7th 2025 9:42 am by Gwen Fowler House and Land Listings

Why a Professional Photographer Makes All the Difference in Real Estate

In today's fast-paced, online-first real estate market, the photos buyers see online are often their first—and sometimes only—impression of a property. That’s why the quality of your listing photos can make or break a sale.

Front 123 FairPlay

A professional real estate photographer doesn’t just take pictures—they tell a story. They understand how to use lighting, angles, and composition to highlight the best features of a home while downplaying any imperfections. The result? Images that make buyers stop scrolling and take a closer look.

Compare this to smartphone photos taken quickly between appointments. They often suffer from poo...

Keep Your Mother Close By

Thu, Jun 5th 2025 9:13 am by Gwen Fowler

If you're considering adding an Accessory Dwelling Unit (ADU) to your property, one of the most significant benefits is that you don’t need to purchase additional land. Here are some key points to emphasize:

No Need for Additional Land Purchase
Utilize Existing Property: An ADU allows you to make the most of the space you already own, whether it's building above a garage, converting an existing structure like a basement or garage, or using unused backyard space.
Cost Savings: By adding an ADU to your existing property, you avoid the significant cost of purchasing land, which can be a major financial hurdle in many areas. This makes it a more cost-effective option compared to buying a separ...

The Garage 400 W Main Street Walhalla

Sun, Jun 1st 2025 9:59 am by Gwen Fowler Things to Do In Oconee

Garage on Main  Garage on Main    Garage on Main

Friday night at The Garage was our first time there, even though they have been open for several months. The place was very active at 5 p.m. when we got there and very busy when we left. The food was excellent—Philly Po Boy and Super Bird Flat Bread with chicken, bacon, and ranch. We started with the southern favorite, Hot Rod Pimento dip. Henry had his usual Larger on tap, and Sandy got one of the many ciders.

We saw lots of friends and enjoyed great food. The price was right for what we got. 864-986-4714. For trivia on Thursday and singing Bartenders on Friday, go to Garage on Main's Facebook page to see what is happening each day and what their specials are.

Never Say Never

Thu, May 29th 2025 9:05 am by Gwen Fowler Gwen

When we write about a property, there are several phrases you will not see in our ads.  These are the golden rules Mr. John Brock, my favorite real estate broker, taught me. If you see them in my ads, let me know.

1. "Never need repairs"
Why to Avoid:
No property is immune to wear and tear. Over time, maintenance will be required, even if it's just routine upkeep. Making a promise like this can lead to false expectations.

Better Alternative:
"Well-maintained and in excellent condition" – This gives an accurate, positive description without making unrealistic claims.

2. "Guaranteed appreciation"
Why to Avoid:
Property values depend on many factors, including market conditions, local econo...

Commission VS Concessions

Tue, May 27th 2025 12:49 pm by Gwen Fowler Hiring an Agent

Commission vs. Concessions: What Buyers Need to Know

Introduction:
This is how Gwen Fowler Real Estate, Inc. handles concessions. I do not do SC Form 120, and I hope this will clarify how concessions can be applied in the contract to buy and sell real estate. In real estate transactions, the terms "commission" and "concession" are commonly used but can be confusing. It’s important to understand these terms and how they affect both buyers and sellers. With recent changes, like the August 2025 lawsuit settlement, how commissions are handled has shifted, making it more crucial than ever to understand how these changes impact you.

1. Definitions: What Are Commissions and Concessions?

Reading an Appraisal: Definitions and Why They Matter

Fri, May 23rd 2025 9:20 am by Gwen Fowler 60 Second Insight

Whether you’re buying or selling a home, understanding the appraisal is crucial to making informed decisions. The appraisal is an official document that determines a property's market value based on various factors. Here's a guide to some common appraisal terms and why they matter to you as a buyer, seller, or investor.

1. Market Value
Definition: The appraised market value is the estimated price a property would sell for under normal conditions in the open market.
Why It Matters: Market value is what lenders use to determine how much they are willing to lend on a property. It’s essential for buyers and sellers to understand whether the asking price aligns with the property’s actual wort...

Now? If Not When?

Mon, May 19th 2025 4:17 pm by Gwen Fowler 60 Second Insight

Waiting for the “perfect” market? You might miss out on building equity and locking in today’s prices. The economy is changing daily, gas prices are different every time you go to fill up, and mortgage rates are fluid.  Don't let these things be why you don't buy a house.

✅ Home values are still rising in many areas
✅ You can refinance if rates drop later
✅ More sellers are offering concessions
✅ Owning beats paying rising rent

If you're financially ready and planning to stay put for a few years, now could be the right time to move. Homes are on the market for more days, and fewer offers make contracting simpler--less competition.

Let’s discuss your goals and how to make...

DownSizing: Let's do it Right

Sat, May 17th 2025 9:00 am by Gwen Fowler Gwen

Is Now the Time to Downsize? A Practical Guide for Empty Nesters
Posted: May 17, 2025

You raised a family. The house is quiet now. The thought of fewer rooms, lower bills, and less yard work sounds tempting. But when it comes to downsizing — especially here in Upstate South Carolina — it pays to move carefully, not quickly.

These are my points, let's talk before you make the jump. Here’s what to consider before leaping.

✅ Why Downsizing Makes Sense
Lower utility bills and maintenance costs
Less cleaning, fewer repairs
More manageable space if mobility is an issue
Unlocking equity to fund retirement, travel, or investments
But here’s the part most people don’t talk about: many sellers downsi...

Why Following the Contract is Crucial in Real Estate Transactions

Fri, May 16th 2025 8:47 am by Gwen Fowler

In any real estate transaction, the purchase agreement or contract is the foundation upon which everything else is built. It's not just a document; it's the roadmap that guides the buyer and seller through the process, ensuring everything is completed on time and according to the agreed-upon terms. One of the key components in the contract is the handling of earnest money, which signifies the buyer's serious intent to purchase the property. Here’s why it’s critical to follow the contract to the letter regarding earnest money and other key terms.

What is Earnest Money?
Earnest money is a deposit the buyer makes to show their commitment to purchasing a property. It is typically held in escr...

From Offer to Close: A Simple Timeline for Buyers in Today’s Market
Posted: May 16, 2025

Buying a home is exciting — but what happens after your offer is accepted? Here’s a clear timeline to help buyers in today’s Upstate SC market know what to expect from start to finish.

Step 1: Submit an Offer (Day 1)
Once you’ve found “the one,” your agent writes and submits the offer. Negotiations can take a few hours or a couple of days.

Step 2: Under Contract (Day 2–3)
Offer accepted, contract signed, and you’re under contract. Earnest money is deposited, and the clock starts ticking on inspections.

Step 3: Inspections & Due Diligence (Days 3–10)
This is your chance to check for issues. A home inspe...
