5 Reasons to Not be Afraid of a Septic System

Wed, May 14th 2025 8:00 am by Gwen Fowler House and Land Listings

Top 5 Reasons Buyers Shouldn’t Be Scared of a Septic System

If you're shopping for a home in the Upstate SC countryside, you’ll likely come across homes on septic systems. That’s a red flag for some buyers — but it shouldn’t be. A well-maintained septic system can be more affordable and reliable than a city sewer.

Here are five reasons not to be afraid of a home with a septic system:

1. Red Clay = Great Drainage
One of the hidden advantages of living in the Upstate? Our red clay soil actually makes for excellent septic drain fields. The density helps with proper filtration and keeps systems stable over time.

2. No Monthly Sewer Bill
With a septic system, you're not paying a city or county...

The Truth about "As Is" Listings: What Buyers and Sellers Need to know

Tue, May 13th 2025 8:00 am by Gwen Fowler House and Land Listings

???? What Does “As Is” Actually Mean?
An “as is” listing simply means the seller is not agreeing to make any repairs or updates before closing. The property is being sold in its current condition — take it or leave it.

This doesn’t mean the home is unlivable. It could be a rental property the owner doesn’t want to renovate, an inherited estate, or a house that just needs cosmetic TLC. But it does shift some of the responsibility onto the buyer to do thorough due diligence.

???? Inspections Are Still On the Table
Even when a home is sold “as is,” buyers still have the right to conduct inspections — and I always recommend that you do.

A licensed home inspector can reveal issues like founda...

Published: Sunday, May 11, 2025

Mother’s Day is a time to honor the women who make houses feel like home. And if you ask the moms around the Upstate of South Carolina, they’ll tell you there’s something special about living in the mountains and lake communities here — something that makes every day feel just a little more peaceful.

For starters, porches matter here. Whether it's morning coffee overlooking a misty mountain ridge or evenings spent rocking while watching the sunset over a quiet lake, these porches aren't just add-ons — they’re a lifestyle. Moms love the chance to slow down, connect with family...

Home Price vs. Home Value: What Buyers Should Really Be Looking At
Published: Monday, May 12, 2025

In the world of real estate, numbers matter — but not all numbers carry the same weight. Many buyers and sellers focus heavily on closed sales when trying to understand the market. But if you want to know what’s happening right now, you should be watching pending sales instead.

Pending homes — those under contract but not yet closed — are your best indicator of what today’s buyers are willing to pay. They reflect current market demand, buyer activity, and urgency. These homes show us where the action is, what features buyers are chasing, and what price points are generating offers.

????️ At the End of the Pavement: Issaqueena Falls, Walhalla SC

Photos are just one factor in buying a house

Why I Tell Buyers to Look Beyond the Photos
???? Real Estate Advice from Gwen Fowler, Upstate SC Realtor

We live in a swipe-and-scroll world. With every listing just a tap away, it’s easy to fall into the habit of judging homes solely by their photos.

But here’s the thing: photos rarely tell the whole story.

I can’t tell you how many times I’ve had buyers skip over a home online, only to fall in love with it in person. Why? Because photos can’t capture things like:

The natural light that streams through the windows at sunset.
The quiet charm of the neighborhood or how friendly the neighbors are.
The solid feel of a well-built house, or the potential waiting beneath outdated paint colors....

What You Need to Bring:
Proof of identity (e.g., certified birth certificate or valid passport)
Proof of Social Security number
Two documents showing your current address (e.g., utility bills or lease agreements)
Not all DMV offices accept walk-ins, and...

Here’s what you should do after a storm:

Take pictures of the hail and storm damage. Videos and stills.  Your problems may not show up until the next storm, but a diary of damage will help the Insurance Adjuster work ...

Power of Attorney vs. Will vs. Living Will: What’s the Difference?
When planning for the future, it’s important to understand the legal tools available to protect your interests and communicate your wishes. Three of the most commonly used documents—Power of Attorney, Will, and Living Will—serve different but equally important roles. Here’s how each one works:

Power of Attorney
A Power of Attorney (POA) is a legal document that authorizes someone (known as the agent or attorney-in-fact) to act on your behalf in legal, financial, or healthcare matters.

Financial Power of Attorney: This allows your agent to manage your money, pay bills, handle real estate, file taxes, and oversee other finan...

Are you preapproved or Just prequalified?

Wed, Apr 2nd 2025 1:23 pm by Gwen Fowler Bank Rates

Understanding Mortgage Pre-Qualification vs. Pre-Approval ????

When you're gearing up to buy a home, navigating the mortgage process can feel like learning a new language. Two terms that often come up early in the journey are pre-qualification and pre-approval. While they sound similar, they serve different purposes and carry varying levels of weight in the home-buying process.

Pre-Qualification: Testing the Waters ????
Think of pre-qualification as dipping your toes into the mortgage waters. It’s a preliminary assessment conducted by a lender based on information you provide about your income, assets, debts, and credit score. This process gives you an estimate of how much you might be a...
