When we write about a property, there are several phrases you will not see in our ads. These are the golden rules Mr. John Brock, my favorite real estate broker, taught me. If you see them in my ads, let me know.
1. "Never need repairs"
Why to Avoid:
No property is immune to wear and tear. Over time, maintenance will be required, even if it's just routine upkeep. Making a promise like this can lead to false expectations.
Better Alternative:
"Well-maintained and in excellent condition" – This gives an accurate, positive description without making unrealistic claims.
2. "Guaranteed appreciation"
Why to Avoid:
Property values depend on many factors, including market conditions, local economy, and unforeseen events. Guaranteeing future appreciation is misleading and not possible.
Better Alternative:
"Located in a desirable area with strong historical growth trends" – This suggests potential value growth based on current conditions without promising it.
3. "Will never flood"
Why to Avoid:
Even properties outside of flood zones could be impacted by extreme weather or changes in local conditions. Guaranteeing no flooding in the future is a risky claim.
Better Alternative:
"Located outside of flood zones" – A fact-based statement that describes the current risk level, leaving out future assumptions.
4. "Roof will last forever"
Why to Avoid:
Roofs have a lifespan, and they can be affected by weather, age, or lack of maintenance. A statement like this is unrealistic and can lead to legal issues if the roof needs replacement sooner than expected.
Better Alternative:
"Roof recently replaced/inspected" – This provides current information about the roof’s condition without making long-term guarantees.
5. "No need for updates"
Why to Avoid:
Every buyer has different tastes and needs. Even a perfectly maintained home may require updates to suit individual preferences, especially in spaces like kitchens or bathrooms.
Better Alternative:
"Move-in ready" or "Freshly updated" – This indicates the property is in great condition while allowing room for the buyer to make it their own.
