From Offer to Close: A Simple Timeline for Buyers in Today’s Market

Buying a home is exciting — but what happens after your offer is accepted? Here’s a clear timeline to help buyers in today’s Upstate SC market know what to expect from start to finish.

Step 1: Submit an Offer (Day 1)
Once you’ve found “the one,” your agent writes and submits the offer. Negotiations can take a few hours or a couple of days.

Step 2: Under Contract (Day 2–3)
Offer accepted, contract signed, and you’re under contract. Earnest money is deposited, and the clock starts ticking on inspections.

Step 3: Inspections & Due Diligence (Days 3–10)
This is your chance to check for issues. A home inspection, pest inspection, and other evaluations (septic, well, HVAC) help you know what you're getting. If needed, your agent negotiates repairs or credits.

Step 4: Appraisal Ordered (Week 2)
Your lender orders the appraisal to confirm value. It usually takes about a week.

Step 5: Loan Finalization (Week 3–4)
You’ll work with your lender to provide documents and finalize your mortgage. You’ll also get homeowner’s insurance lined up. Do not buy any large ticket items:  Furniture, boats or cars, until after the closing.  Do NOT book any trips or make big charges on your credit cards.

Step 6: Clear to Close (Week 4+)
Your loan is fully approved, and you're “clear to close.” This is the green light for the final steps.

???? Important: Call utility companies now to transfer power, water, and internet into your name. Doing it ahead of time avoids service interruption. AGAIN: No purchases on Credit Cards, of Cars, Boats, Motorcycles or furniture where they pull your credit. Mortgage companies and banks confirm your credit the day of closing...as your agent I do not want any surprises.

Step 7: Closing Day (Usually 30–45 days from offer)
You’ll sign final documents, receive the keys, and officially become the new homeowner!
