Why I Tell Buyers to Look Beyond the Photos

We live in a swipe-and-scroll world. With every listing just a tap away, it’s easy to fall into the habit of judging homes solely by their photos.

But here’s the thing: photos rarely tell the whole story.

I can’t tell you how many times I’ve had buyers skip over a home online, only to fall in love with it in person. Why? Because photos can’t capture things like:

The natural light that streams through the windows at sunset.
The quiet charm of the neighborhood or how friendly the neighbors are.
The solid feel of a well-built house, or the potential waiting beneath outdated paint colors.
On the flip side, some homes photograph beautifully—but in person, they might have odd layouts, unpleasant smells, or noisy surroundings the camera conveniently left out.


Here’s What I Tell My Buyers to Focus On Instead:
✅ The location – How far is it from work, school, shopping, or recreation?
✅ The floor plan – Does it support your lifestyle? (Open kitchen, split bedrooms, etc.)
✅ The bones – Roof, foundation, HVAC – are the big-ticket items in good shape?
✅ The neighborhood vibe – Drive it at different times of day.
✅ The feeling you get when you walk through the door.

Photos are a starting point—but not the final word.
