You must create a plan, if you want to have an easy home purchase.  Just looking at houses will not get you a home.  You need to know where you are going and how to get there.

You first must decide when you want to purchase. You can look at homes, go to open houses, look at the websites, and look and look.  Once you make a decision to buy you must decide what your time frame will be. Do you want to buy it before school starts? Before Memorial Day so you can use the lake all summer? Before the 4th of July, so you can use the lake and get a good deal? 

Then you must talk with a loan officer, you do not want to look at homes you cannot afford.  You also do not want to have to move again in 18 months because you have outgrown your home.  In this market, you need to buy what you are comfortable with and get the most house you can as the values are as good as I have seen. Qualifying for a loan will make the agent know that you are ready to buy and able to buy.

Then you must decide what you are looking for in a house.  How big? Which rooms you cannot live without i.e. a dining room that will seat 6 or a dining room that will seat 12? Do you need 2 bathrooms or is 3 a must?  Does each child have to have a bedroom or will having a den be a priority? Garage? Basement? You need to discuss your lifestyle with the agent so that they might guide you through the process.

Once you find the house you make an offer. In this market we are starting to see multiple offers on properties so make sure you make your best offer.  Do not expect to buy any property for pennies on the dollar as there are so many qualified buyers looking at the same properties.

Looking at properties is fun, but you should remember the agent does not get paid until you offer and close. Getting paid is what we are here for, so if you are looking-look with an objective in mind.
