Understanding Loan Processing Times: What Buyers Should Know Right Now
When you’re ready to make an offer on a home in the Upstate, timing matters. Knowing how long it takes for a loan to process helps you plan your move, schedule inspections, and close on time.

At Gwen Fowler Real Estate, Inc., we work closely with trusted local lenders to make sure every transaction stays on track. One of our valued loan partners, Nicole Reeves, Senior Mortgage Banker with Atlantic Bay Mortgage Group, recently shared some insights on current loan timelines and how the federal government shutdown is affecting certain programs.

???? Conventional, FHA, and VA Loans
Most conventional, FHA, and VA loans are closing in about 30 days.
Nicole and her team can rush processing if needed, which is especially helpful when you’re making a competitive offer or working with a seller who prefers a quick close.

???? USDA Loans
USDA loans typically take 35 to 40 days to close.
These loans must be sent to USDA for final approval, and processing times are currently longer than usual because of the federal government shutdown. If you’re using this program, it’s smart to build in extra time when writing your contract.

???? SC Housing Bond Programs
Loans through South Carolina Housing bond programs usually take about 45 days.
They’re a great resource for first-time buyers or those seeking down-payment assistance, but they involve additional steps that can lengthen the process.

The Bottom Line
Every loan program moves at its own pace, and right now, delays related to the government shutdown are adding a few extra days. That’s why it’s important to work with experienced professionals who communicate clearly and keep your purchase moving forward.

We appreciate our partnership with Nicole Reeves and Atlantic Bay Mortgage Group, who provide dependable guidance and efficient service to our clients.

If you’re thinking about buying in the Upstate — near the lakes, mountains, or national forest — we can help you connect with the right lenders and find the right property.
