Termites love houses too

There are two types of homes in our area, just two.  

Ones that have termites and the ones that are gonna get termites.  We have a house for sale at 11379 Highlands Highway that has termites.  I have sold this home 3 times, it did not have termites when I sold it those times, it was inspected and there was a report written to prove it.  So what happened between then and now?

3 things happened and they all encourage termites to move in your house.

1) When I sold it the foundation was open, during the past 10 years a foundation was installed all around the house. This makes for a dark area for the termites to invade.

2) When the foundation was done they did not put in enough ventilation and what was there was kept closed.  You can have a vented crawl space or an unvented one.  If it is unvented then the crawl space is encapsulated and a dehumidifier is run to keep the moisture levels low.  If it is vented you leave the vents open so there is a good flow of air and the moisture does not build up under the house.  These vents stay open year round.

3) They insulated the floors and added central heat and air.  Again they fixed the house so when moisture entered the crawl space there was nowhere for it to go.

Termites love moisture and darkness, so 11379 Highlands Highway has active termites.  We have reduced the price from $150,000 to $65,000 and are selling it as is.  This is a great buy if you have cash, ability to fix the problem and want to take on a project. This is not a flip house as you will not be able just to clean it up, it needs structural work.  This is not a home for a first-time buyer, again it needs too much work.  This is a house for someone who wants to put some sweat equity into having a great mountain cabin near the Chattooga River, hiking, fly fishing and whitewater rafting.  Just 20 minutes from Highlands NC, 20 minutes to Clayton GA and 30 minutes to Seneca SC.  This property has a great location and price.  We just need the right buyer.
